If you are selling, you may be interested in knowing that I received an appraisal certification from William Rainey Harper College - I am skilled at establishing price based on market value. You will see the biggest market impact in the first 2 - 4 weeks on the market. That is why it is important to price it as close to market value as you can from the start. In the past 5 years (current market), I have NOT had a listing expire, I have NOT had a listing on the market for over 60 days - all but 2 of them sold in under 30 days and several sold the first day of showings due to aggressive marketing and proper pricing. All sold within 2% of list price - many of them at list or slightly over.
